Presale & Pre-Listing Renovations
Listing soon? Close With Brimie handles presale work for agents
Agents and sellers can request a presale walkthrough. We focus on the updates that help the home sell and schedule the work around your list date.
Request a presale walkthroughA house that’s going on the market has one job: photograph well, show well, and get through the buyer’s inspection without handing them a list to negotiate with.
That’s what a make-ready is. We walk the house with you, sort the work into what the listing actually needs and what can wait, price it line by line, and run every trade on one schedule built around your photo date and list date.
We handle pre-listing home improvements and presale renovations for listing agents, sellers and investors across the Denver Metro and the Front Range, including Highlands Ranch, Littleton, Centennial, Parker, Lone Tree, Castle Pines, Castle Rock, Cherry Hills Village, Greenwood Village, Denver, Lakewood, Arvada, Westminster, Broomfield, Erie and Boulder.

What we do
- Paint and drywall. Whole-house interior paint, drywall and texture repair, trim and doors.
- Kitchens and baths. Cabinet painting and hardware, counters, backsplash, fixtures, vanities and re-caulking — refreshed or fully replaced, depending on what the market will pay for.
- Floors. Refinishing hardwood, new LVP or carpet, and transitions done right.
- Repairs a buyer’s inspector would flag. Doors, windows and glass, handrails, GFCIs, smoke and CO detectors, garage doors, grading and downspouts.
- Exterior and curb appeal. Stucco and fascia repair, trim and garage door paint, landscaping, sod and pressure washing.
- Final clean and completion package. Bulbs, door stops, coverplates, caulk and a pre-list clean, so it’s ready for the photographer.
How it works
- Walk it or send it. Meet us at the house, or send photos and a pre-listing inspection if you have one.
- Get a written, itemized scope. Must-do items separated from nice-to-haves, so you can decide where the money goes.
- We schedule around your dates. One contractor coordinating every trade, with the photo and list dates as the deadline.
- You get before and after photos of the finished work, ready to forward to the seller.
Paying for it
Most sellers pay as the work is completed, like any other project. On some projects we can wait and be paid at closing instead, so the seller isn’t out of pocket before the house sells. That’s decided case by case, so ask about it when you request your estimate.
Common questions
How long does a presale renovation take? It depends on the scope. We build the schedule backward from your photo and list dates and give it to you in writing with the estimate. Anything with a long lead time, like special-order tile or cabinets, gets flagged up front.
Is it worth renovating before selling? The best return usually comes from paint, flooring, lighting, fixtures and fixing what a buyer’s inspector would flag. We’ll separate the items likely to pay for themselves from the ones that can wait, and your listing agent knows what buyers in your price range expect.
Do you work with my listing agent? Yes. The agent gets the same scope, schedule updates and before-and-after photos, so nobody is chasing information. How we work with agents.
What if the buyer’s inspection turns up more? We handle inspection objection repairs too, item by item, with a completion report for the closing file. Inspection repair resolution.
Do you work with investors? Yes. Flips and rentals get the same itemized scope and one schedule across every trade. Investor renovations.
