Bathroom Remodeling in Highlands Ranch

Bathrooms are small, which fools people into thinking they’re simple. They’re the most trade-dense room in the house — plumbing, electrical, waterproofing, tile, ventilation and finish carpentry all stacked into forty square feet, in an order that can’t be rearranged.

Done properly it lasts twenty years. Done badly you find out in eighteen months, usually through the ceiling below.

We do bathrooms across Highlands Ranch, Lone Tree, Littleton, Centennial, Parker, Castle Rock and the rest of the Denver Metro and the Front Range — single guest baths through to full primary suites.

What we do

Tub-to-shower conversions. One of the most common requests, and usually straightforward if the drain is where it needs to be.

Tile — floors, walls and shower surrounds. This is where waterproofing lives. A properly detailed pan and correctly lapped membrane is the difference between a shower and a slow leak. It’s invisible when it’s right, which is exactly why it’s worth caring about.

Vanities, tops and fixtures. Stock or custom, single or double.

Showers and tubs. Including the glass, the niches, the bench, and the valve behind it all.

Lighting and ventilation. An undersized or unvented fan is the reason a lot of bathrooms grow mould. If yours vents into the attic rather than outside, we’ll tell you.

Accessibility work. Curbless entries, grab blocking in the walls, comfort height fixtures.

The part most people don’t ask about

Waterproofing. Everything you can see in a finished bathroom sits on top of a system you’ll never look at again. We detail the pan, the corners, the curb and the transitions before a single tile goes on, and we’re happy to show you photographs of that stage — it’s the part of the job we’d want to see if it were our house.

What affects the timeline

A bathroom that keeps its plumbing locations and doesn’t need structural work moves quickly. What stretches it:

  • Moving the toilet or shower drain — that’s floor work, and in a slab house it’s concrete.
  • Tile selection arriving late. Order early.
  • Glass. Shower glass is measured after the tile is set and then fabricated, which is a wait nobody can shorten.
  • Inspections, where the work requires a permit.

We’ll tell you which of these apply to your bathroom before you sign anything.

Bathroom remodeling in Highlands Ranch

Brimie Contractors is based in Highlands Ranch, and bathrooms are some of the most common projects we price here: dated tile tub surrounds turned into walk-in showers, hall baths brought up to date and primary baths rebuilt from the studs. Recent Highlands Ranch work includes a tub-to-shower conversion with porcelain slab walls and full waterproofing, a bathroom remodel with a freestanding tub, double vanity and tile floor, and the spa-style primary bath in our Highlands Ranch whole-home renovation.

Highlands Ranch is unincorporated Douglas County, so bathroom work that moves plumbing or adds electrical is permitted through the Douglas County Building Division. Interior bathroom work generally doesn’t need Highlands Ranch Community Association approval. We check before we start. More about our work in Highlands Ranch.

We also remodel bathrooms in Parker (see our Parker bathroom remodels), Lone Tree, Littleton and Centennial.

Common questions

Do I need a permit for a bathroom remodel in Highlands Ranch?
It depends on the scope. Replacing fixtures and tile in the same layout often doesn’t need one. Moving plumbing, adding electrical circuits or changing the ventilation usually does, and in Highlands Ranch that permit comes from Douglas County. Your estimate says up front whether one is needed, and we handle the submittal and inspections.

Can you convert a tub to a walk-in shower?
Yes. It’s one of the most common bathroom jobs we do in Highlands Ranch. The tub and surround come out, the walls go down to the studs, and the new shower is built on a properly sloped, fully waterproofed pan before any tile or slab goes up.

How do you waterproof a shower?
Waterproofing is the part of a shower you never see afterward and the part that matters most. We install backer board and a full waterproofing membrane over a properly sloped pan before the first tile goes up.

How much does a bathroom remodel cost?
It depends on the size of the room, whether the layout changes, the tile and fixtures you choose and the finish level. We measure on site and give you a written, itemized estimate, so you can see what each part costs before you decide.
