Inspection Repair Resolution
Real estate agents: send it through Close With Brimie
Upload the signed inspection objection or resolution and we turn it into a line-by-line scope and price, schedule licensed trades around your deadline, and deliver a photo-backed completion report you can forward to the other side.
Start an inspection resolutionThis is the work we’re built for.
A home inspection comes back with a list. There’s a resolution deadline. Somebody has to turn that list into real numbers, get the work done, and prove it happened — and they have to do it inside a window that doesn’t care how busy anyone is.
That’s the job. Send us the report and we’ll take it from there.
Structural Repairs: Before and After
Crawlspace beam support, Centennial

Foundation wall stitching, Fort Morgan

Structural repairs are done to the design of a licensed engineer when the job calls for one.
How it works
- Send the report. The full inspection report, however you have it. We don’t need it retyped or summarized.
- We come back with a priced, itemized scope quickly. Line by line, tied back to the item number in the original report, so anyone reading it can follow which repair answers which objection.
- You decide what gets done. Approve everything, approve some of it, or use the scope as a negotiating document. It’s yours either way.
- We do the work and coordinate the licensed trades where the item calls for one.
- You get closing documentation — before and after photographs for every completed item, permit or inspection results where applicable, and a clear status on anything not completed and why.
Why the documentation matters
Repairs that can’t be proven have a habit of becoming a problem the week of closing. A packet that shows the original finding, the work performed and a photograph of the result is the thing that closes the item — for the buyer, the buyer’s agent, and the lender if it comes to that.
It’s also the part most contractors don’t do, because it’s administrative work that doesn’t feel like contracting. We do it because it’s usually the reason agents call us back.
What we’re honest about
Some inspection items can’t be priced from a report.
When an inspector writes “recommend further evaluation by a qualified professional,” that’s usually because the condition is concealed, or it needs a specialist, or it needs testing. Structural questions, suspected mould, potential asbestos in older materials, electrical issues behind finished walls, and suspected sewer line problems all fall here.
For those we’ll quote the diagnostic or the specialist evaluation, and price the repair once somebody actually knows what’s behind it. What we won’t do is put a confident number on something nobody can see yet — that number always turns into a change order, usually at the worst possible time.
Who we work with
Listing agents getting a seller through the objection period. Buyer’s agents who need credible numbers to negotiate against. Sellers handling it directly. Investors who want the list resolved before the property goes back on market.
