Investor Rehab – Fort Morgan

A six-month, full-gut rehab of a stone and stucco farmhouse for an investor client in Fort Morgan, about 80 miles northeast of Denver.
This was a top-to-bottom turn. Inside, rooms were taken down to the subfloor and studs, and the out-of-level floors were raised and corrected before anything new went in. The cracked basement foundation walls were stitched and repaired, and the house got a new HVAC system and water heater, a new kitchen, LVP flooring, paint, trim, doors, fans and new windows throughout.
Outside, the work was just as extensive: a new roof and gutters, exterior repairs, a covered porch with cedar deck stairs, and the old barn converted into a two-car garage.
Investor rehabs run on a different clock than homeowner remodels. The property isn’t earning until it’s done, so the whole job was scoped, priced and scheduled as one package, with Brimie running every trade from demo through final punch list. Working outside the metro also meant planning deliveries and crew days carefully so nothing sat idle waiting on a part.
Brimie Contractors handles investor and make-ready work across the Front Range, from single rooms to whole-house turns. If you have a property to get rent-ready or market-ready, we’ll walk it and give you a written, itemized scope and estimate.
